Your Guide To Home Loan Pre Approval in Arkansas

What Are Mortgage Loan Pre-Approvals?

A home loan pre-approval serves as a stamp of approval from lenders confirming your financial readiness to buy a home. Before you get pre-approved, the lender will evaluate your debt-to-income ratio and creditworthiness. Upon approval, you will receive a statement that serves as their conditional commitment to lending you money to buy your home while also showing how much they are willing to give you.

Pre-approval Vs Prequalification - What's The Difference?

A prequalification gives you a rough idea of how much you can borrow based on what you tell the lender about your finances. Pre-approval, on the other hand, means the lender has checked and confirmed your financial information, giving you a conditional thumbs-up for a specific loan amount.

When Should You Get Pre-Approved?

You can get approved for a mortgage in as little as one business day if your paperwork is in order, while other lenders may take longer. Pre-approvals are usually valid for 90 days. However, some lenders may keep it valid for 30 or 60 days.

We recommend you start before looking for a home to ensure you can make an offer on the home you like on time.

Do Pre-approvals Affect Your Credit Score?

Before you get preapproved for a mortgage, lenders carry out a hard pull of your credit to check your score, temporarily lowering it by a few points. However, you will have a 45-day window in which multiple credit score inquiries will be considered on your credit report. Are you worried about denial? You can ask the lender why your home loan pre approval was denied and address the issue.

However, when you work with mortgage loan specialists like us, we ensure you apply for the loans that best align with your financial situation, maximizing your chances of approval.

Pre-Approval Costs in Arkansas

You may be wondering if you need to pay money to get pre-approved for a mortgage loan in Arkansas. That depends on the lender you choose to work with. Some do it for free, while others demand a non-refundable application fee you must pay upfront, whether you get approved or not.

Arkansas mortgage preapproval: know your number before you find the house

A preapproval is a lender's written statement of how much it is prepared to lend you, after looking at your actual credit, income, assets, and debts. It does two jobs. It tells you what price range and monthly payment are realistic before you fall for a particular house, and it tells a seller that your offer is backed by a real review. Summit Lending LLC (NMLS 2394434) is a mortgage broker based in Garland, Utah and licensed in Arkansas. We compare loans from multiple wholesale lenders, so the letter you get reflects a loan you can close, not just the first number a single lender will give you.

This page is the statewide overview. If you would rather see the payment first, use the Arkansas mortgage calculator. If you already have a preapproval and want to compare loan types, go to Arkansas purchase loans. If you have never owned a home, read the Arkansas first-time home buyer programs page as well, because Arkansas has state programs that only work if your loan is set up for them at the start. Our national preapproval overview explains how the process works in every state we serve.

Summit Lending LLC, NMLS 2394434, is based at 4542 W 14800 N, Garland, UT 84312 and serves borrowers in Utah, Texas, Idaho, Wyoming, Arkansas, and Arizona. Call 385-200-1470 or email [email protected].

What the Arkansas market means for your preapproval

What an Arkansas preapproval checks: a 580 FHA and 640 ADFA credit score, a 45 percent ADFA debt-to-income limit, a $276,206 statewide median sale price, and a $541,287 FHA limit
Designed graphic: the numbers behind an Arkansas preapproval letter. Sources are linked below.

Redfin's September 2026 numbers for Arkansas as a whole show a market that has loosened a little compared with a year ago. The statewide median sale price was $276,206, up 3.1%. Homes took a median of 61 days to sell, seven days longer than a year earlier, and 3,058 homes sold against 3,159 in September 2025. At the same time, 19,232 homes were for sale, up 5.7%, even though new listings were down 5.2% at 4,107. That works out to about five months of supply. Homes sold for about 97.1% of their list price on average, and 18.3% of homes had a price drop, compared with 16.0% a year earlier (Redfin Arkansas data).

Read together, those figures point one way: more homes to choose from, slower sales, and more price cuts than last year. A buyer has more room to negotiate on price, repairs, or a seller credit than a year ago. A preapproval still matters, though. About 12.4% of homes still sold above list price, and well-priced homes can still move quickly. A letter you have already put in hand lets you move quickly on those, and it keeps you from negotiating hard on a house you could not finance anyway.

The state average also hides a wide spread. Redfin's county figures for the three months ending September 2026 put the median sale price at about $365K in Benton County (down 2.6%), about $349K in Washington County (down 3.8%), about $267K in Pulaski County (up 14.4%), about $235K in Craighead County (up 8.5%), and about $233K in Sebastian County (up 4.9%) (Benton, Washington, Pulaski, Craighead, Sebastian). That is a gap of about $130,000 between the highest and lowest of the five. A budget that buys comfortably in Sebastian County will not go as far in Benton County, so a good preapproval is built around the area you will actually shop.

Rates are the other half. Freddie Mac's survey put the average 30-year fixed rate at 7.40% on October 15, 2026, unchanged from the week before and up from 6.27% a year ago. The 15-year average was 6.71% (Freddie Mac PMMS). Every $100,000 borrowed on a 30-year loan costs about $692 a month in principal and interest at 7.40%, versus about $617 at last year's 6.27%. These are national averages for strong-credit borrowers, not a quote for you.

Prequalification versus preapproval

The CFPB points out that lenders do not use these terms the same way (CFPB comparison). In general, a prequalification is a quick estimate from what you tell the lender, while a preapproval is based on a credit report and verified income and assets. At Summit, a preapproval means we pulled your credit and reviewed your documents. A prequalification is fine while you browse, but once you are touring homes, move up to a preapproval.

What lenders look at

  • Credit. FHA allows a 3.5% down payment with a score of 580 or higher (HUD FHA overview), and ADFA's StartSmart and Move-Up programs both set a 640 minimum credit score (ADFA StartSmart; ADFA Move-Up). Pull your own reports early and dispute errors before anyone else pulls your credit.
  • Shopping without hurting your score. Several mortgage credit checks within a 45-day window generally count as one inquiry for scoring, so comparing lenders costs you little (CFPB on credit checks).
  • Debt-to-income ratio. Your monthly debts, including the new housing payment, divided by your gross monthly income (CFPB on DTI). ADFA's cap is 45%, counting the assistance payment if you use it (ADFA down payment assistance). Other programs set their own limits.
  • Income and employment. Usually two years of history. Overtime, bonuses, and commissions can count if documented and likely to continue. Self-employed buyers typically need two years of tax returns.
  • Assets. Money for the down payment, closing costs, and sometimes reserves, with a paper trail showing where it came from. Gifts from family are allowed on most loans with a signed gift letter.
  • The property. Flood zones are worth checking early, because flood insurance changes the payment (FEMA flood insurance). Redfin's climate data lists about 3% of Benton County properties and 4% of Washington County properties at severe flood risk, versus about 7% in Sebastian County.
  • Program limits. The 2026 FHA one-unit limit was $541,287 in every Arkansas county we checked (Benton, Washington, Sebastian, Pulaski, and Craighead), the national floor, and limits are set by county, so confirm yours on the HUD lookup (HUD announcement). The 2026 conforming limit is $832,750 in all 75 Arkansas counties (FHFA; FHFA county file). At a $276,206 statewide median, most Arkansas buyers are well under both.

How debt-to-income limits the payment: an illustration

Say a buyer earns $6,000 a month before taxes and has $450 a month in other debts, such as a car payment and a student loan. At a 45% total debt-to-income ratio, all monthly obligations could reach $2,700 (0.45 x $6,000). Subtract the $450 of other debts and the total housing payment could be up to about $2,250.

That $2,250 also has to cover property tax, homeowners insurance, any mortgage insurance, and HOA dues. If a buyer sets aside $450 for tax and insurance, about $1,800 is left for principal and interest, which at 7.40% supports a loan of roughly $260,000. That is an illustration, not a promise. It also shows why paying off a small monthly debt before applying can raise the number more than a bigger down payment would.

Arkansas preapproval document checklist

  1. Income. Pay stubs covering the last 30 days and W-2s for two years, or two years of personal and business tax returns if you are self-employed. Add award letters for Social Security, pension, or VA income.
  2. Assets. Two recent months of bank statements, plus retirement or investment statements you will draw on. Be ready to explain any large deposit that is not payroll.
  3. Identification and history. A photo ID, two years of addresses, and two years of employers. Veterans should bring a Certificate of Eligibility (VA eligibility).
  4. Program extras. For USDA, who will live in the home, since income limits apply to the household. For ADFA, see the next section first.

If you want ADFA help, say so before you shop

The Arkansas Development Finance Authority (ADFA) runs the state's homebuyer programs: StartSmart for first-time buyers, Move-Up for repeat buyers, and a down payment assistance loan that pairs with either. ADFA serves all 75 counties, but it does not lend directly. Participating lenders originate, process, and close every ADFA loan (ADFA homeownership programs). ADFA's site lists participating lenders.

That matters for how you start. We are a broker that compares wholesale lenders, and ADFA loans go only through ADFA participating lenders. If you want ADFA, tell us at the start, and ask any lender, including us, whether they can offer ADFA before you count on it. If a lender can, the program rules below shape your preapproval from day one. If not, we will tell you plainly and look at FHA, VA, USDA, or conventional options instead.

ADFA's rules that change what a preapproval looks like (ADFA program guidelines, rev. June 2026):

  • A 640 minimum credit score on StartSmart and Move-Up, and a 45% maximum debt-to-income ratio including the assistance payment.
  • Automated underwriting only. ADFA does not allow manual underwriting, so a file that needs a lender's judgment calls may not fit.
  • No discount points or rate buydowns. Lenders may charge up to a 1% origination fee.
  • Income limits by county and household size. For StartSmart, the limits effective June 1, 2026 are $106,900 for one or two people and $122,935 for three or more in Benton and Washington counties, and $92,160 and $107,520 in Sebastian (ADFA StartSmart). Move-Up uses a single qualifying income cap of $142,000.

As of ADFA's October 20, 2026 rate table, StartSmart on a government loan was 6.50% and Move-Up on a government loan was 7.125% (ADFA rates table). These are 30-year fixed rates that ADFA sets itself and can change without notice. Two weeks earlier StartSmart was 6.375% and Move-Up was 7.375%, so check the date on any ADFA rate you are quoted. Our Arkansas first-time home buyer programs page has the full table and explains who qualifies.

Loan options to discuss

  • Conventional. As little as 3% down for qualified buyers on a one-unit primary home (Fannie Mae eligibility matrix), with private mortgage insurance below 20% down (CFPB on PMI).
  • FHA. 3.5% down with a 580 or higher score, plus an upfront premium of 1.75% that is usually financed and an annual premium (HUD Mortgagee Letter 2023-05).
  • VA. No down payment and no monthly mortgage insurance for eligible borrowers, with a funding fee unless exempt (VA purchase loans).
  • USDA. No down payment in eligible rural areas under the income limits (USDA guaranteed loans). Eligibility is by property, so check the address on the USDA map.

Arkansas costs that belong in the preapproval

Lenders include property tax and insurance in your payment, so the more accurate those are, the more accurate your letter is. A few Arkansas details:

  • Property tax. Arkansas assesses homes at 20% of market value and applies local millage rates, which differ by city and school district. Use the actual bill for the address, not the county average.
  • Homestead credit. The state's homestead property tax credit is up to $500 and increases to up to $600 beginning with 2026 tax bills. Amendment 79 limits how much a homestead's assessed value can rise, to 5% a year, and homeowners 65 or older or disabled can have their assessed value frozen (Arkansas DFA property tax relief).
  • Real property transfer tax. Arkansas charges $3.30 per $1,000 of the price on transfers over $100 (Arkansas DFA). On a $275,000 home that is $908. Ask your agent and the title company who pays it.

How preapproval works with Summit

Arkansas preapproval in four steps: tell us the plan, send documents, credit check and review, and a letter in hand
Designed graphic: the path from the first call to a letter you can attach to an offer.
  1. A short conversation. Your goals, timeline, price range, the part of the state you are shopping, and whether you want ADFA. We ask about ADFA first because it changes the loan.
  2. Application and documents. You upload the items above through a secure link. If something is missing, we tell you what and why.
  3. Credit and review. We pull credit, review income and assets, and look at your file with several wholesale lenders in mind.
  4. Your letter. You get a preapproval letter to attach to offers. We can tailor the amount for each offer so you do not show a seller more than you need to.
  5. When you find a home. Once you apply on a specific property, your Loan Estimate arrives within three business days (CFPB on Loan Estimates), and your Closing Disclosure arrives at least three business days before you sign (CFPB on Closing Disclosures). For the path from contract to keys, read Arkansas purchase loans.

How long a preapproval lasts, and how to keep it strong

Most letters are good for 60 to 90 days, because the credit report and pay stubs behind them age. If your search runs longer, we refresh the documents and reissue the letter. In the meantime:

  • Do not open new credit or finance a car or furniture before closing, and document large deposits.
  • Do not treat the top of your approval as your budget. The payment you can live with is usually lower than the payment a lender will approve.
